Luxury listing description examples (and what makes them work)

Luxury copy fails in two directions: gushing (every room is 'stunning') or cataloging (a spec sheet with adjectives). The register that works is restraint. Short declarative sentences, materials named precisely, and no exclamation marks anywhere. Three examples, written the way we write them.

Modern estate · 5 bd · 6,200 sqft168 words

The drive bends through old-growth oaks before the house reveals itself, low and deliberate against the hillside. Inside, twelve-foot ceilings carry light from steel casement windows across rift-sawn oak floors, and the great room opens on two sides to a covered terrace that runs the length of the house. The kitchen is organized around a ten-foot island of honed Calacatta, with a full prep kitchen behind it for caterers. Downstairs, a temperature-controlled wine room holds eight hundred bottles; upstairs, the primary suite occupies its own wing, with a dressing room, a marble bath lit from a private courtyard, and long views over the valley. A guest house with full kitchen sits across the motor court. Five bedrooms, a screening room, and a gym complete the program. The infinity edge of the pool meets the horizon line precisely. Shown by appointment.

Penthouse · 3 bd · 3,400 sqft152 words

Forty-one floors up, the city arranges itself into something quieter. This corner penthouse takes the south and west exposures through floor-to-ceiling glass, so the afternoon arrives slowly and stays. The living room runs thirty-eight feet, anchored by a sculptural limestone fireplace; the dining room seats twelve beneath coffered ceilings. A chef's kitchen in blackened walnut and Taj Mahal quartzite keeps its working side concealed. The primary suite faces the sunset wall, with a dressing corridor and a bath finished in bookmatched marble. Two further suites, a study, and a laundry room complete the plan, along with two parking spaces and a private storage suite. Building amenities include a lap pool, a fitness floor, and full-time concierge. A residence for someone who has seen enough apartments to know the difference. Private showings begin Thursday.

Coastal retreat · 4 bd · 4,100 sqft149 words

The first thing is the sound: surf, somewhere below the cedar deck, constant and unhurried. This shingled retreat sits on a bluff above a private stair to the beach, its living spaces turned toward the water through a wall of lift-and-slide glass. The interior is pale and exact, with white oak floors, a limestone fireplace, and a kitchen built around a soapstone island that has hosted twenty summers of long dinners. Four bedrooms include a primary suite with a covered sleeping porch; a bunk room sleeps six more under painted beadboard. Outside, the lawn ends at native dune grass, with an outdoor shower and a stone fire circle tucked into the lee of the house. Offered furnished, with exceptions. The kind of property that leaves a family calendar organized around it. Appointments through the listing agent.
