Just listed captions that don't all sound the same (25 angles)

Every agent's just-listed caption is the same caption: emoji house, address, beds and baths, "DM for a tour." It works once. By the third listing your followers' eyes slide right past it. The fix is rotating angles, so each announcement does a different job. Here are 25, grouped by what they're for.

The straight announcements (use sparingly)

1. The classic: address, two best features, showing date. 2. The numbers-first: "4 bed. 3 bath. Half an acre. $429k." 3. The countdown: "Showings open Thursday. Photos drop tomorrow." 4. The map pin: lead with the neighborhood, not the house. 5. The price anchor: what else this price buys nearby, versus this.

The feature spotlights

6. One photo, one feature, one sentence. 7. The before-and-after if there's a renovation story. 8. The detail shot: hardware, tile, built-ins, with a single line. 9. The "nobody photographs this" angle: the pantry, the mudroom, the garage outlets for the EV. 10. Golden hour exterior with nothing but the address.

The lifestyle angles

11. Saturday morning in this house, narrated. 12. The commute math: minutes to downtown, the train, the lake. 13. Seasonal: what this backyard looks like in July. 14. The first-night scene: takeout boxes on the new counters. 15. The "sounds of this street" angle for quiet blocks.

The engagement hooks

16. This kitchen or the last one I posted? 17. Guess the price (where allowed). 18. "What's the first thing you'd do with this basement?" 19. The poll: porch people or patio people? 20. Caption-this on the most photogenic room.

21. Why I took this listing. 22. The walkthrough story: what surprised you at the first visit. 23. Honest talk: who this house is NOT for (the commute, the stairs), which builds trust fast. 24.
